A Holiday Message from Kelli
This is the time of year when many of us look back over the past 12
months' events and, as well, look forward to the new year. For me, the
past 18 months have been quite difficult, having experienced the death
of my best friend, a cancer diagnosis of another friend, my parents were
told they had cancer within 2 days of one another and the suicide of a
young girl who had been living with me as a surrogate daughter. In
addition, both my beloved dogs suffered serious injuries but thankfully
are back to their lively selves.
How does one get through a stretch like this? There were times when I
thought it could not get worse...and then it did. There were tears and
depression to be sure. But there were triumphs as well. Mom and Dad were
both misdiagnosed and are doing amazingly well. My friend with cancer
recovered from surgery and we journeyed to several African countries
including Madagascar just 2 months later. And the dogs and I are
enjoying the great outdoors once more.
My new mantra is composed of simple things. Share a smile with someone
you don't know; live with compassion and kindness; send a friendly text
to someone you haven't connected with in a while. Try to maintain a
positive attitude. Be thankful for family, friends and associates who
support you during trying times.
Speaking of friendly texts, I found strength and solace in the daily
encouragement texts from my friend, Clint Hurdle (yes, the baseball
guy!). You may also find his daily emails to be helpful and can
subscribe at www.clinthurdle.com. May your 2020 be filled with joy,
health and happiness and the strength to weather the obstacles along the
way.

**The Local Real Estate Market: ** With one month left in the year,
2019 is winding down strong with the average sold prices up 8% and the
total number of sales only down 5% for the year. November's strong sales
helped 2019 by outperforming 2018 sales for the same month by 13%.
**Home Sales:** $1,364,553 is the current average sold price for a home
in Summit County. Sold prices are up about 12%. In other words, to get
into a home in 2019 the cost, on average, is up $145,000. The home
prices continue to soar while the number of sales dropped about 7%.
**Residential Sales:** Prices remain strong and, on average, it will
cost $825,890 to get into a property in Summit County. Of course, those
average sold prices range throughout the county from a low of around
$550,000 to a high of $1,150,000. The number of sales are down 5% as a
whole and range from a 36% decrease in Copper Mountain to a 23% increase
in Dillon.
**Condo Sales:** A condo in Summit County averages around $505,000;
which is up about 4% from last year. That 4% increase equals about
$18,000 more for a condo in 2019 vs. 2018. Condo sales are down 3% as of
the end of November.
**Interesting:** The average list price-to-sold price percentage is
98%. Or, on average, a buyer paid 98% of the list price when purchasing
a property in 2019. Single-family homes are just a percent less at 97%
and condos a tad higher at just over 98%.

Meet My New Team Member Delphine
Growing up as an avid skier and lover of winter sports (a legacy from
her Swiss parents) Delphine moved to Colorado in 2010. Delphine studied
International Affairs and French at the University of Colorado at
Boulder. In 2013, she moved to Breckenridge and followed in her
parents' footsteps by becoming a ski instructor. Delphine knew
Colorado would be her new home.
Delphine loves spending time outside with her dogs, Cedar and Sage,
mountain biking, and hiking. In 2018, Delphine purchased her first home
and made one of her childhood dreams a reality with two horses that she
keeps in her backyard. She spends her free time riding her horse, Jane,
in the national forest adjacent to her home. When not enjoying the great
outdoors, she is getting down and dirty with the endless construction
projects in and around her home.
Delphine worked for RE/MAX Properties of the Summit for 3 years and has
transitioned to an assistant role with Kelli on the road to becoming an
Associate in the future. She is rapidly learning about the real estate
industry and continues to soak up the knowledge passed down from Kelli.
