**Summit County Real Estate Report for July 2018**
Inventory is starting to increase, sales are down 6% and prices are up
8%. In addition, the average days on the market is historically low at
51 and the average percentage of list price to sold price is
representative of a very strong market at 98%.
**Condominium Sales**: Countywide, total home sales are down about 13%
while the average sold price for a condo is up 15%. Some towns are
seeing condo prices rise in strong double-digit numbers, including
Silverthorne at +25% and Dillon at +39%! The average days on the market
for a condo in Summit County is 29 and the average percentage of list
price to sold price is 99%!
**Home Sales**: The number of homes sold in Summit County as a whole is
up. Silverthorne home sales are up 60% and home sales in Frisco are up
85%, although home sales in Breckenridge are down 17%. However, home
prices are down a bit throughout the county with Breckenridge,
Silverthorne and Keystone showing decreases, while prices have risen in
Frisco and Dillon.

Avoid These Landscaping Mistakes
To make your home's appearance from the street as appealing as possible,
make sure your landscaping is well manicured and maintained. Planting
environmentally appropriate flowers, shrubs and trees can help increase
your property value when it comes time to sell.
Avoid planting invasive species. Some such species, like bamboo, grow
quickly and actually push out native plants, damaging the area's
biodiversity and causing landscape headaches for your potential buyers.
Another no-no is planting too much and too close together. When too many
trees and plants are crammed together, the greenery doesn't have enough
space to grow bigger, stronger, or healthier. While aesthetically this
may look good for the first few years, the plants will eventually mature
and fight each other for light and nutrients. So, unless you want a
property covered in dead leaves and branches, it's best to plant
less. Trees planted too close to the home may, over time, start to
uproot the foundation.
