Useful Tips from a Professional Home Inspector
Home Inspector Roger Hollenbeck writes:

After 17 years of inspecting properties in Summit and Park Counties, I still find myself writing down all the small issues that could easily be dealt with before any home inspection is done. Things like lights that don't work, doors that don't latch, leaking appliances, etc. Attached is a Home Seller's Check List to help make inspections go a little smoother and lead to a shorter list of things your inspector may find that need repair.  Although it is not fully inclusive, it will give you some idea of what you can fix before the inspector shows up.

  • Install CO detectors within 15 feet of every bedroom
  • New batteries in all heat thermostats
  • New batteries in all fireplace and ceiling fan remotes
  • Make sure water heater(s) are turned on
  • Make sure all GFCI outlets trip and reset correctly
  • Make sure the water is turned on
  • See that the attic and crawl space are accessible
  • Make sure the electric distribution panel is accessible
  • Remove all storage and obstacles in front of boiler, water heater and/or furnace
  • Check all windows to make sure they open, close and lock
  • Look for any water in the crawl space or basement 
  • Repair any minor water leaks in sinks and tubs
  • Replace all burned out light bulbs
  • Lubricate squeaky hinges

 


 Summit County Market Update

Prices are still rising and properties are selling faster and faster. The average residential sold prices rose 5% compared to last year at the same time, and the average days on the market is just 54! The average percentage of list price to sold price is also very high: 98.5%.

New construction sales are very strong and represent about 11% of the total sold market so far in 2018. As a comparison, at this time in 2017, new construction sales represented about 6% of the sold market. As of this writing, in Summit County, 34% of the properties are new construction. Some will close in 2018 and others in 2019 or perhaps later; the average list price for these properties is over $1,100,000.

The actual number of sales is down throughout most of the county; only Silverthorne and Keystone are showing an increase. The 22% increase in Silverthorne can be attributed almost entirely to new construction. The same is true in Keystone, with new construction sales accounting for an increase of 2% over last year.

The Best-Laid Plans: Things to Consider for Your Kitchen Remodel
 
If a kitchen remodel is on your agenda, following are some helpful points to consider. (Your New Kitchen: 7 Tricky Questions You Didn't Know You'd Ask, published recently on Houzz.com, identifies other factors to consider.)

Research your local building code: In the Houzz article, designer Yanic Simard notes that some building codes have rules around venting and the type of hood fan you install. And, if you're renovating an apartment-style condominium, you may not be able to relocate the plumbing. Check with your homeowner's association.

Outlets: Early on, decide where your electrical outlets should go and how many you need. If you're adding an island, be sure to place outlets there.

Flooring: Consider comfort and ease of cleaning, as well as style (tile, wood, vinyl)

Appliances: The placement of appliances will affect everything from cabinets to countertops.

Sink: Before you consider finishes or backsplashes, decide what style sink you want. Choices include undermount with no edges, or drop-in, which offers the easiest install. Do you want a divided model or one continuous unit? Apron or farmhouse sinks have a deep basin for washing big pots.

Cabinets: Making a mistake here can be expensive. Decide the function and location of each cabinet before thinking about hardware.  If it's a DIY, online 3-D software can help you envision cabinet placement so that two cabinet doors don't open into each other.
