Breckenridge Lands Top Spot in Annual Arts Index

(Reprinted, with edits, from the Summit Daily News, April 26, 2017)

Neither Martha's Vineyard, the Teton mountain range nor Alaska's capital city could keep Breckenridge and Summit County from capturing the top slot in this year's Arts Vibrancy Index, an annual nationwide survey of artistic communities.
Since 2014, the study by the National Center for Arts Research at Southern Methodist University ranks cities of similar sizes in three groups: small, medium and large. In the first year the report was issued, Breckenridge finished fourth behind No. 1 Glenwood Springs; No. 2 Santa Fe, New Mexico and No. 3 Jackson, Wyoming.

In 2015, Jackson moved up to No. 1, while Glenwood Springs fell to No. 2 and Santa Fe came in third. Breckenridge held steady at No. 4, ahead of Edwards at No. 5 and two Montana cities at 6th and 7th.

It came as welcome news for local tourism officials. Robb Woulfe, president and CEO of BreckCreate, was quick to point out that this designation is a reflection of the entire Summit County arts community, not just one group.

The results are based largely on data collected from various sources, including the U.S. Census Bureau and the IRS, as the survey aimed to gauge the demand, supply and public support for arts and culture in 937 communities across the country.

"Our measures are aggregated across the 11 arts and cultural sectors that are featured in NCAR's reports: Arts Education, Art Museums, Community, Dance, Music, Opera, Performing Arts Center, Symphony Orchestra, Theater, Other Museum and Multidisciplinary Performing Arts," the 2017 report states. Specifically, researchers weighted what they called "art dollars" and "art providers" the heaviest, giving each 45 percent, while tossing "government grant activity" a passing nod with the remaining 10 percent of the ranking.

Breckenridge received its highest marks in the arts providers portion of the survey, ranking third overall and in the top 10 for arts and culture employees and arts and culture organizations. The city ranked ninth overall for arts dollars, with the subset categories of program revenue, contributed revenue, total expenses and total compensation all ranked between 10th and 14th nationwide.

Additionally, Denver was ranked 14th for the large cities and the only other Colorado location to make any of the three lists.

Summer Projects that Can Help Sell Your Home
Everyone loves summer and with good reason: after a long winter, the bright sunshine beckons young and old alike to sit by the pool, enjoy a little music and soak in the warmth. Summer is also the most popular time to buy or sell a home; by investing a little time and energy into the projects below, your home will look its best whether it goes on the market next week or next year.

Fencing: Families with pets, young children or those just seeking a little additional privacy will appreciate the functionality and appearance of an attractive sturdy fence. Major home centers sell everything required for the do-it-yourselfer, including attractive, low-maintenance PVC options. If your property is already fenced,  make sure it is well maintained.

Outdoor Sanctuary: With a little creativity and a few hundred dollars, it is easy to turn a problem spot into the center of attention. Get creative with an easy to install garden pond, butterfly or flower garden, wind chimes or outdoor seating. Consider adding a decorative firepit to encourage gatherings on cool summer evenings.

Update the Paint: Indoors or outdoors, painting is a simple way to give your home a fresh new look. If it has been more than five years since your home has had a fresh coat, make painting a priority. Other surfaces to consider include concrete stains for the driveway, fences and swimming pools or other water features..

Is a Condo or Townhome Right for You?
Whether you're a first-time buyer looking for an affordable way to own a home, a busy professional with little time to devote to home maintenance, or an empty-nester who's "right-sizing," a condo or townhome may be a good choice for you.

Advantages
• A condo or townhome is very low maintenance; landscaping and maintenance of the exterior structure are typically handled by the homeowners' association (HOA). This is attractive if you're not handy or  have a busy lifestyle that doesn't leave much time for home maintenance.
• Many communities offer amenities such as pools, tennis courts, clubhouse, and walking trails.
• Newer construction offers greatly improved sound barriers and fire walls.
• The proximity of neighbors may give you a greater sense of security.

Disadvantages
• HOA dues increase your monthly payments and can rise in the future as maintenance and repair costs go up. Increases or decreases in HOA fees usually must be approved by the HOA, but check the community bylaws before making an offer to purchase a condo or townhome.
• HOA covenants and by-laws may restrict the way you can use or improve your property. Again, be sure to read them carefully before making an offer.
• Available parking for guests may be limited.
• Typically, there is less storage space than in a detached home.

Before purchasing any home, consider the potential for resale. I am always available to provide information about the condo/townhome market in Summit County.
