Summit County's Million Dollar Homes

The Average Residential Sales Price in Summit County is up 20% through August 31, 2017, as compared to the same time period in 2016.The number of sales has increased by 8%.

The chart below represents sales of over $1,000,000 in Summit County, totaling 205 for the entire county, with Breckenridge making a huge leap over 2016. The chart also shows where these sales are by town and each town's increase or decrease in sales and/or average sold price. Sales of homes under $1,000,000 are also up, just under 1%.

Where to See the Aspen Turn to Gold

In Breckenridge, Colorado's peak foliage season typically runs from early to mid-September.

Boreas Pass Road is a popular route that offers great views of the town and surrounding mountains. It rises from downtown to over 11,400 feet and can be traveled by car, bike, horseback or on foot. In addition to Boreas Pass Road, taking highway 9 south from Breckenridge affords another wonderful view of the turning leaves. At the top, visitors will find fall colors looking north toward Breckenridge and south across the Park County valley.

For a longer trip, drive south on Highway 9, turn left on U.S. highway 285 and make another left onto Boreas Pass Road / County Road 33. The dirt road continues over Boreas Pass and ends in downtown Breckenridge with many open views and brilliant fall colors along the way.

 

Make Your Home's Entryway Inviting

Curb appeal is vital if you want your home to sell quickly for a good price. To create a welcoming environment, you don't necessarily have to undertake extensive landscaping or major fixes to the exterior of the building. Do everything you can to lead your guests (and potential buyers) into your home. Make it clear where the entrance is by emphasizing it, using some of the techniques below.

Accessorize

Make sure all your door hardware (the door knocker, handle and hinges) are new or look new.  Alternatively, give what you already have a good polish. Invest in a new house number and mailbox that complement the rest of your hardware.

The Door

Make sure the door looks bright and fresh. Paint it to match the rest of the trim on your house and keep it clean.

Steps and Railings

If there are steps up to your home, make sure they are well kept and safe. Check metal railings for rust and make sure they stay firm when visitors hold them.

Plants

Use containers or hanging baskets to mark the way to your home. They are easy to maintain and provide a splash of color. Try placing one container or basket on either side of the door to frame the entrance.

Lighting

Consider adding lights to emphasize the entrance and make it more attractive at night.

Add a Chair

If you have space, place an attractive chair near the entrance. It gives the impression that your home provides a relaxing place to sit and rest.

Don't Forget a Welcome Mat

As a finishing touch, put a new mat in front of the door.

 
Millennials' Homeownership Dreams Can Come True
 

For many millennials, the dream of owning a home feels far away, if not impossible. Salaries that haven't grown with the cost of living, new mortgage rules and volatile housing markets, among other reasons, have made buying a home more difficult than it's ever been for young people.

A survey by Apartment List of 24,000 American renters found that 80% of millennial renters want to become homeowners, but 72% are held back by affordability.  44% don't have enough savings to put toward a down payment.

Many are trying to reach their goals with second and even third jobs. Some are moving to smaller towns where housing is cheaper, while others are living with Mom and Dad in order to save on rent. But Fundrise, a Washington, D.C.-based start-up, has another, more creative solution.

Fundrise is a real estate crowdfunding start-up that sells shares in "eFunds" that build and/or remodel urban housing. A millennial can be part of an eFund for $500, which is invested in the private real estate market . There are three portfolios to choose from: Supplemental Income, Balanced Investing and Long-Term Growth.

Notes a recent Forbes article on the project, "(T)he goal is for a subset of the fund investors to become owners of the very places their money is helping build. Fundrise calls these 'homebuyer investors' or HBIs." 

If a millennial can invest in a property today, he or she could be taking advantage of gains toward what might eventually become his or her home.

Also, says Forbes writer Samantha Sharf, "Fundrise's effort is unique in tackling the dearth of affordable supply, which many economist [sic] agree is the biggest issue in the housing market today."

The Fundrise project launched this past summer, so it's too early to assess its success in encouraging new supply or in attracting millennials. But this initiative may soon become one of many - millennials deserve their shot at homeownership, too.
