How to Hire the Right Home Inspector

Hiring a home inspector for any property you are considering buying can potentially save you money and hassles down the line. To be sure that the inspector you hire is qualified, here are some important questions to ask.

How Long Have You Been Working in the Field?

An inspector should be able to provide references and a history of experience. It's also important to know about his or her background.

What Experience Do You Have with Residential Inspections?

A background in engineering or construction is a bonus, but if the inspector has never worked on a home, it won't help much.

How Much Time Does an Inspection Take?

A thorough home inspection should take between two and three hours, depending on the size of the home. Special aspects, such as swimming pools, spas and wood-burning fireplaces may require extra time.

What Will the Inspection Cost?

The cost of the average home inspection is $300 to $500, depending on the region, size of the home and the complexity of the building systems that are used.

What Type of Inspection Report Is Provided?

Some inspectors provide a big binder full of information, others a few sheets. In any case, the report should be clear and help guide your final decision to purchase the home. Ask for further explanations of anything in the report you don't understand.

Do You Belong to a Home Inspection Association, and Do You Attend Continuing Education Courses?

Membership in an organization like the American Society of Home Inspectors means the inspector has been certified and approved by that organization.

Ask Kelli:
Is a home inspection really worth it?

Too often, buyers forgo a home inspection in an effort to save time and money. This is not the place to skimp. A home inspection is a crucial step in the home-buying process. The option to perform a home inspection is included in all standard real estate contracts.

A home inspection reveals any issues that are potential safety concerns or may affect the value of the property. It shows you what items need to be replaced, serviced or repaired immediately, as well as those that may require attention in the near future.

You can use the information to decide if you should walk away from a lemon or negotiate further with the seller for repairs or credit.
